Basic Information

Where is the M on 5th?

Our permanent location is under construction located at 1300 5th Ave. We will be opening Summer 2024!

Where is the M on 5th leasing office?

Our temporary leasing office is located at 1301 3rd Ave S.

What are the M on 5th's office hours?  

The M on 5th ’s leasing office is open Monday through Friday, 9 am to 6pm, Saturday, 10am to 5pm, and Sunday, 1 pm to 5pm.

Lease Terms & Installments

How long of a lease can I sign?

At The M on 5th, we offer 12-month, 13-month, 14-month, and 15 month lease installments. The 12-month lease installment begins on August 1, 2024 and ends on July 31, 2025. The 13-month lease installment begins on July 1, 2024 and ends July 31, 2025. The 14-month begins June 1 2024, and ends July 31, 2025. The 15-month begins May 1 2024, and ends July 31, 2025. We do not currently offer shorter lease terms.

When can I move into the M on 5th?

Our earliest move-in day possible is April 27th, the last day of Spring semester. However, our traditional move-in days are set for May 1, 2024, June 1, 2024, July 1, 2024 or August 1, 2024. Please contact the leasing office for any other move-in dates prior to May 1, 2024.

What is an installment?

Your contract is based on a total amount that is divided into 12, 13,14 or 15 equal installments for convenience. Your first installment will be due on lease start date included on your lease. The last installment will be due on July 1, 2025 unless you choose to renew and stay at The M on 5th for another year.

How do I pay my installment?

We accept payment via check, money order, or through the online Resident Portal.

What if I need to break my lease or plan to go home for the summer?

All leases end on July 31,2025. If you need to get out of your lease early, you can relet your unit by finding someone to take over the remainder of your lease. Please contact the leasing office to learn more about the relet process.

Can I switch floor plans if I've already signed a lease?

Yes, you can switch floor plans as long as we have the space available. Your rate is subject to change depending on the floor plan you choose. You will be required to sign an updated addendum to reflect the new floor plan. If you have a guarantor, they will also need to sign that addendum and will be notified of any changes.

Plus, access to The M on 5th’s on-site amenities and attentive, on-call staff.

What is not included in my installment?

The following items are not included in your installment:
• Mitigated Risk Property Insurance – Mitigated Risk Property Insurance is required for all residents at The M on 5th. Residents may be provided their own third-party insurance to be contracted directly or may opt-in to The M on 5th’s landlord-provided rental insurance, which is $13/month. You will be automatically enrolled for our Mitigated Risk Property Insurance for unless you provide proof of third-party insurance that meets our requirements as described in your lease.
• Utilities – Electricity are sub-metered and will be billed monthly via Conservice.

Optional add-ons
• Reserved On-site parking – Parking is conveniently located in our secured parking garage. Contact the leasing office for monthly parking rates.
• Pet rent - $25 a month

Are the apartments furnished?

The M on 5th’s apartments come fully furnished with a premium furniture package that is built into the rental rate. The furniture package varies depending on what floor plan you lease. If you would like an unfurnished apartment, please contact our leasing office.

Leasing Process & Fees  

Can I use my Financial Aid or Scholarship’s to pay for housing/rent?

Yes! As long as the funds are dispersed into your bank account, you can use them as you need.

What fees will I be charged that aren’t included in my installments?

• Application fee (non-refundable) – $50 – This fee covers the cost of the background checks we run to approve your application, including the screening of one guarantor. This fee is due upon submission of your electronic application.
• Admin fee (non-refundable) – $199– Residents will be charged a one-time service fee for administration, billing, bill auditing, overhead and similar expenses and charges to be incurred by the Landlord for the Term of this Lease.
• Utility setup fee (non-refundable) – $66 – This is an annual registration fee billed by Conservice to set up your utilities, and is not due until after you move in.
• Pet fee – There is a nonrefundable pet fee of $150.

The application fee is due when your application is submitted. All other fees are not due until move-in. Ask our office about our waived signing fee’s special!

What is an individual lease?

Individual leasing means peace of mind for you. An individual lease is a per-bed lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments. If a roommate transfers to another school or moves out of The M on 5th for any reason, you do not have to worry about having to cover their portion of rent.  

What is a guarantor? Is a guarantor required?

A guarantor is a co-signer for your lease agreement. Because students often don’t have an income, having a guarantor allows us to qualify you for a lease based on your guarantor’s income.

You will list the name and email of your guarantor during the application process, and your guarantor will receive an email to fill out their portion of the application.

We require all residents at The M on 5th to have a guarantor or sign up for LEAP.

What is LEAP?

LEAP is our Third-Party Lease Insurant Program which fills in for a personal guarantor or parent cosigner, allowing you to sign a lease where you otherwise would not qualify and allows you to self-qualify as a student. Leap charges a monthly fee for the term of the lease in order to cosign your lease, which is an additional $45 a month.

If I'm an international student, do I need a guarantor? What documentation do I need to provide?

For applicants who do not have a credit history in the US and/or a guarantor, you can enroll into the LEAP program.

Why do you need my Social Security number?

We need your Social Security number to run a standard credit and criminal background checks.

The M on 5th is using software from Entrata to keep your personal information secure. All of your data, including your name, email, birth date, and Social Security number, are secured using encryption techniques that banks use to keep your financial information private. Data is transferred via an SSL/TLS connection using 2048-bit encryption between your computer and Entrata’s servers.

How do I lease an apartment?

You can easily complete the entire leasing process online. We are also available in the leasing office if you wish to visit us to apply in person.

Step 1: Fill out an application
Start by filling out our application form. You will need the following information:
• Floor plan and unit you want to lease
• Name, phone number, email address, birth date, and Social Security number of the applicant as well as the name and email address of your guarantor (if you’re using one)
• Photo or scan of an identification document such as a passport, driver’s license, state ID, or active military
• Address of applicant’s current residence, as well as current rent payments and contact information for your landlord, who we may contact as a reference
• Bedroom preference and roommate information

Step 2: Sign your lease
After your application is approved, you will automatically be emailed a link to sign your lease. Once our leasing associates countersign your lease, you will be notified via email and receive a digital copy of your completed lease.

Step 3: Get email updates
Once your lease is completed, you will get email notifications with more information on topics such as construction updates, events, move-in, etc.

What is the average monthly cost of utilities?

At The M on 5th, utilities are projected to range from around $30 to $60 per person, per month on average. This will vary depending on floorplan type, usage and other factors. This range is an estimate – costs may fall outside of this range.

Roommate Matching 

Do you offer roommate matching if I don’t have enough people to fill my apartment?

Here at The M on 5th, we offer professional roommate matching, done by hand by one of our managers. In your application, you will fill out a roommate section and answer a few questions that we use to fit you to your best match.

Do you offer co-ed roommate matching?

The M on 5th does not offer co-ed roommate matching. If you would like to live in a co-ed unit, we would be happy to accommodate, we just require you fill your unit.

How do you roommate match?

First, we will get to know you through your rental application. You will fill out the application online, listing your preferences and linking your roommates, if you have already chosen them.

To get to know you more personally, you can contact us at marshallon5th@assetliving.com to schedule a meeting with a member of our leasing team! Here, we can discuss your needs and any details that you think are necessary for us to make the best match possible. You can also email these details to us.

Additionally, team members hold most property tours in person, and are trained to ask certain questions so that we can best meet your needs. We take notes and then add them to your account as supplemental matching information.

When will I meet my roommate match(es)?

You’ll meet your matches about a month before moving in! We wait until then to ensure we’ve connected you with the best match possible.

Other Questions  

Is parking available?

Yes! We have reserved parking available at our community in our secured, gated garage for an additional monthly cost. Please contact our office regarding securing a reserved parking space.

Do you have maintenance staff? How do I request maintenance?

The M on 5th’s maintenance team is available to address any maintenance concerns you may have. You can submit a maintenance request through your resident portal or call our on-site leasing office.

What kind of security does The M on 5th provide?

To provide peace of mind for students and parents, The M on 5th takes the following security measures:

Surveillance cameras
The M on 5th features an extensive security camera network throughout the entire building and parking garage. Cameras will be placed in the following locations:
All exterior entrances
• Lobby and leasing office
• Amenity spaces, including the fitness center, coworking lounge, coffee bar, game room, dog park, pet spa, and pool deck
• Parking Lot
• Elevators
• Every residential corridor

Controlled access
The M on 5th provides residents fob access to all exterior doors, amenity doors, and elevators. Additionally, each unit has electronic key access to all front doors and traditional key access to individual bedroom doors.

After-hours courtesy officers
The M on 5th also provides professional, on-call security after hours, who will be dressed in uniform.

Is the M on 5th a sponsor for UAB Athletics?

Yes! The Marshall is the only student housing community sponsoring UAB Athletics.

FREQUENTLY ASKED QUESTIONS

What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.

What is included in the rent?

UFORA Gainesville rent includes: Internet, cable, water, sewer, trash & recycling, washer & dryer, access to all amenities, and a wonderful staff that is there to help you anytime you need them.

Do you have a roommate matching system?

Yes, we offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There is a Roommate Matching Sheet that you will fill out to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information.

When is my rent due?


You have three installment payment options to pay the entire amount due under the lease – one installment, two installments, or twelve installments.  If you choose to pay a single installment for the entire amount, that single installment is due August 1.  If you choose to pay in two semester installments, those installments are due August 1 and January 1.  If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months.  Please note that these are all installment payment options and not monthly rent.

How do I pay my rent?

We accept payment via check, money order, or through the online system.

Do you allow pets?

Yes, we allow pets at UFORA Gainesville. Please call the office for more details.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

UFORA Gainesville insurance will not cover your personal belongings. We suggest getting renter’s insurance for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen.

What if I need to break my lease or don't return for the spring semester?

UFORA Gainesville lease is binding and cannot be broken. If you cannot live at UFORA Gainesville after signing your lease, you will need to re-let. Please call the leasing office for information on re-letting.

What if I need maintenance in my bedroom or apartment?

If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

What furniture is provided?

UFORA Gainesville comes fully equipped with energy efficient stainless-steel appliances, a designer furniture package which includes a couch, chair, coffee table, media console, Smart TV, barstools and washer & dryer, and all bedrooms are fully furnished including full XL size bed, desks, chair, night stands, and drawers.

How do I receive mail and packages?

Your mail will be delivered to your apartment’s mailbox located on property. Packages will be delivered using our package locker system so you can retrieve your packages anytime day or night.

What do I need to bring to my new apartment?

We suggest that you bring:
Bedding for a Full-Size XL Bed
Toiletries
Dishes/Cookware
Decorations to make your new room feel like home!

What if I don't have a guarantor?

No Guarantor? No Problem, UFORA Gainesville offers Leap’s Guarantor Waiver Program as an option! If you are unable to provide an approved guarantor within 14 days of signing your lease contract, you would be force placed on the Leap Guarantor Waiver program and charged the monthly charge of $48.30 for this service. Are leases for families with children available?

Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.
